This report provides a comprehensive due diligence analysis for the potential development of a distribution-scale (≤5MW) Battery Energy Storage System (BESS) at the subject property. The analysis identifies several critical risks, particularly concerning regulatory approval and grid interconnection, that severely impact the site's viability.
Road Access: The site benefits from excellent primary road access. It is located on Reedy Path, immediately adjacent to Massachusetts Route 44 (New State Hwy), a major divided highway. This provides a direct and straightforward route for equipment and construction vehicle delivery from regional transportation hubs.
Terrain & Equipment Feasibility: Based on aerial imagery, the 10.24-acre parcel is undeveloped, relatively flat, and heavily wooded. Significant clearing and grading will be required to establish a project pad. The quality of Reedy Path appears sufficient for heavy truck traffic, including low-boy trailers for transformers and battery containers. However, a detailed civil engineering review is required to confirm turning radii from Route 44 onto Reedy Path and into the project site entrance. The flat topography is advantageous for minimizing earthwork costs.
