This report provides a comprehensive due diligence analysis for the potential development of a distribution-scale (≤5MW) Battery Energy Storage System (BESS) at the subject property. The analysis identifies significant opportunities related to federal incentives but also flags critical deficiencies, primarily concerning grid infrastructure, that must be resolved before committing further resources.
Road Access & Equipment Delivery: Access to the site is excellent. The property is located in a suburban office park directly off Renaissance Drive, with immediate access to major thoroughfares like South Dee Road and the I-294 (Tri-State Tollway). These are wide, paved, public roads capable of handling heavy truck traffic. Delivery of large equipment, including battery containers, power conversion systems (PCS), and main power transformers, is anticipated to be straightforward with no obvious overhead clearance issues, tight turns, or weight-limited bridges.
Terrain & Site Characteristics: The topography of the Chicago metropolitan area is exceptionally flat, and this site is no exception. Satellite imagery confirms the parcel is fully developed with a multi-story office building and associated surface parking lots. This presents a "greyfield" development scenario. The ground is level, which will significantly reduce earthwork and civil engineering costs. However, development will require either demolition of the existing structure or careful integration of the BESS into the existing parking area, which may present logistical challenges.
